Guests judge a hotel by the ceiling above the bed. A roof leak in a lobby is an embarrassment, and a leak in a guest room is a lost room night, a refund and sometimes a bad review that stays online for years. So the sensible way to read a hotel roof is from the inside out. Step one is to ask which rooms sit directly under which part of the roof, then walk that roof first.

We repair and replace low-slope, steep-slope and metal roofs on hotels and hospitality properties in Wichita Falls, TX. We plan the work around occupancy, noise and arrivals, and we report each roof in a form that an owner, a brand inspector or an asset manager can read.
Know the roof shapes on a hotel
Start with the building. A typical hotel has several roof zones: the main guest wing, a lower lobby roof, a porte-cochere canopy, a pool or fitness addition and a mechanical area with rooftop units and exhaust. Each zone is built and drained differently, and each ages at a different pace. A stained ceiling in one wing does not tell us where the water enters, since it can run along the deck before it drips.
We trace every stain to its source, then mark the roof plan so staff can see what is wet and what is only damp. Sections that serve corridors and amenity spaces are checked along with guest rooms. That way, a repair does not stop the leak in one place only to let it reappear a few feet over.
Amenity zones deserve a second look. A pool enclosure, a laundry, a commercial kitchen and a fitness room all push warm, humid air upward, and that moisture can condense under a roof deck or inside insulation. A roof that is intact on top can still be wet inside, so an infrared moisture survey is a useful early step before any ceiling is opened.
Repair around guests
Occupancy sets the pace. Noise from tear-off, dust and hot-work odor are the three things guests notice. We plan around check-out and check-in, hold the loudest work for the hours when the wing is least occupied, and use clear signage and protected walkways below. Where a section must be cleared, we tell the front desk early so rooms can be blocked in advance.
Wichita Falls draws travelers by several routes. Interstate 44 ends at the city, U.S. 287, 277, 281 and 82 serve or pass through it, and Wichita Falls Regional Airport has American Eagle service to Dallas/Fort Worth. A property on the north side sits near an airport that shares its runways with Sheppard AFB, so we plan lifts, tarps and loose materials with flight activity in mind.
Local events matter too. Midwestern State's campus off Taft Boulevard counts a coliseum and a stadium among its athletic venues, so a property in the Taft Boulevard area may feel event weekends most. We plan roof work around the events calendar when a property tells us what it expects, so a full house never coincides with an open roof.
What the weather does to a hotel roof
Heat is constant. Summer highs of 100 degrees show up on about 28 days in a normal year, and 2011 brought a hundred of them. Rooftop units run hard, and the membrane around them takes foot traffic and radiant heat. A dark membrane over a top-floor suite also raises cooling load, which is one reason owners ask about cool roof installation.
Hail and wind are the quick threats. Hail the size of baseballs struck Burkburnett and Iowa Park in April 1991, and stones bigger than baseballs hit Sheppard AFB in March 1993. Those events are history, not an inspection, so we walk the roof for hail bruises, lifted seams and fastener back-out. A bruise is a soft spot that rarely shows from the ground. We press, probe and mark each one.
Emergencies do not wait for check-out. If a storm opens a seam over an occupied room, we respond any hour of the day or night, including holidays, to stop the water and protect the space. Then we document the damage with dated photos for the insurer and the brand, and schedule the permanent repair for a time that disturbs the fewest guests.
Repair, recover or replace
The deciding question is whether the system underneath is dry. A roof with isolated splits can often be repaired, and a roof with a worn but dry membrane may take a recover. Once water has spread through insulation, replacement is the sound answer, because a patch over wet material fails again. For flat sections, TPO and PVC are common choices, and a standing seam or retrofit metal system may suit sloped sections.
Timing is part of the decision. Major roof work fits best in a slower season, ahead of a brand inspection or before a renovation. Work planned for a quiet window, with materials ordered early, disrupts less than work forced by a leak in peak season.
Keep a record across properties
A group with several hotels needs a shared way to read its roofs. We give each property the same short record: age where known, system, drainage, equipment, repairs and current rating. An asset manager can lay those side by side and see which hotel needs money this year. Where the group is also buying or selling, the same file supports investor and REIT due diligence.
Hotels with restaurants and bars on the same roof share kitchen exhaust and grease questions with restaurant chains, and we check for them. A hotel roof that is maintained on a schedule leaks less often and costs less over time than one repaired only after a guest complaint.
Renovation plans should read the roof as well. A brand refresh that adds rooftop signage, new equipment or a lobby addition creates new penetrations and new tie-ins, and each one is a place a leak can begin. We review the plan before the work, mark where flashings are needed and check the finished details afterward.
Commercial Roofing Questions
How do you keep guests from noticing roof work?
We schedule loud steps for hours when rooms are empty, protect walkways, control dust and odor, and brief the front desk. The goal is that arriving guests see a clean entrance and hear little.
Where does a hotel roof leak most often?
Around penetrations, rooftop equipment, canopy edges and the joints where a low roof meets a taller wall. We check those transitions first and trace stains back to their real source.
Is a recover possible over an older hotel roof?
Sometimes. It works when the insulation and deck are dry and the old membrane is sound enough to carry the new one. We test for moisture before recommending it.
Does Sheppard AFB flight activity affect roof work?
It affects planning near the north side of the city. Noise is a factor, and lifts, tarps and loose materials need extra care. We schedule and secure material with that in mind.
What should an owner send before the first inspection?
Send the roof age, the room layout under each wing and any leak history by date. Photos of stained ceilings help. We then walk the roof to answer a specific question about your property.
What happens if a guest room floods during a storm?
We start by stopping the water at the roof and protecting what is below. Staff move the room out of service, and we photograph the entry point and the damage so the claim file is complete when the permanent repair begins.
